Director-Senior Maintenance (Full Time)
RESPONSIBILITIES/ACCOUNTABILITIES: 1. Surveys the centers as required to insure preventative maintenance programs are being adhered to; 2. Surveys for general maintenance and upkeep of the center and equipment. Perform necessary repairs and/or replacements as directed by the (typical) Property Manager, when the expertise required is above the capabilities of in-house maintenance staff; 3. Monitors progress of work through written reports as necessary; 4. Assists in the development and implementation of policies and procedures to be used in the Maintenance Department at respective centers; 5. Assists in the training of staff in maintenance when requested by the (typical) Property Manager; 6. Assists the Maintenance Department in the resolution of problems when requested by the Regional Director, Administrator or Property Manager; 7. Repairs or installs equipment as requested by the Regional Director, Administrator or Property Manager; 8. Reviews all reported life safety code deficiencies. Make recommendations, and if necessary, assist in their corrections. Recommend the most expedient and cost efficient method of correction. Estimate cost to effect corrections and make recommendations to the Administrator; 9. Makes recommendations and assist in the implementation of changes in policies and procedures with regard to Maintenance Department; 10. Reviews certain proposals concerning equipment installations, physical plant repairs, and renovations, and recommends acceptable cost-efficient solutions as requested by the Regional Director, Administrator or Property Manager; 11. Makes recommendations and develop cost estimates on items to be included in the capital items budget when requested by the Regional Director, Administrator or Regional Property Manager; 12. Assists Property Manager in peer reviews and report findings to Administrator, Regional Director, and Property Manager; 13. Reviews preventative maintenance manual to assure compliance; 14. Performs such other duties as assigned by the (typical) Property Manager; 15. Concerns his/herself with the safety of all center customers in order to minimize the potential for fire and accidents. Also, ensures that the center adheres to the legal, safety, health, fire and sanitation codes by being familiar with his/her role in carrying out the center's fire, safety and disaster plans and by being familiar with current MSDS; 16. Puts Customer Service First: Ensures that customers and families receive the highest quality of service in a caring and compassionate atmosphere which recognizes the individuals' needs and rights; 17. Remains on-call for emergencies seven days a week, twenty-four hours a day; 18. Performs related duties as requested.
